Northwestern Wisconsin Market Shows Stability Amid Statewide Shifts
Eau Claire, Wisconsin May 2025 – The Wisconsin REALTORS® Association’s April 2025 Real Estate Report revealed a statewide dip in home sales compared to the unusually high April of last year, but REALTORS® in Northwestern Wisconsin remain optimistic thanks to solid price growth and expanding rural inventory.
Statewide, sales declined by 10.4% compared to April 2024—a month that had seen a historic 27.7% spike in closings. Despite that drop, home prices rose 7.3% year-over-year, with the median sale price reaching $322,000.
In Northwestern Wisconsin, prices remained steady, offering continued value for both buyers and sellers. The West region, which includes many RANWW counties, recorded a median sale price of $297,500, nearly unchanged from last year, while year-to-date sales in the region actually increased by 1.7%, bucking the statewide trend.
“Real estate in our region continues to offer exceptional opportunities for families, first-time buyers, and those relocating from more competitive markets,” said Shannyn Pinkert, President of RANWW. “We’re seeing more listings in rural and micropolitan areas, and that increased supply gives buyers breathing room without compromising on value. Our local REALTORS® are doing an incredible job guiding their clients through this evolving market.”
Inventory across Wisconsin improved modestly, with the largest gains in rural counties—up 13.6% to five months of available supply—suggesting a more balanced market is within reach. This trend is especially important in Northwestern Wisconsin, where access to natural beauty, community living, and affordability continues to attract interest.
The report also noted that affordability held steady across the state, supported by rising incomes and favorable interest rates.
